River Ridge Estates Covenant
Residential Uses:
All lots shall be used for residential purposes. No buildings shall be commenced, erected, altered, placed or permitted to remain on any lot in the subdivision other than one singe family dwelling, not to exceed two stories in height above ground at street level. No structures which have common party walls for more than one family dwelling shall be built on the property.
 
Building Standards:
The following guidelines represent a minimum requirement's for approval of construction plans by the architectural review committee. However this committee may waive or vary any of the below requirement's for good cause. In determining whether to approve a structure, addition or alteration, the architectural review committee shall consider the following GUIDELINES: only wood, cement board and concrete products, brick, stucco, natural stone, steel siding and exterior insulation finish systems with color approved by the architectural review committee shall be used as the siding material on buildings. No single level residential building shall be constructed less than 1,500 square feet. All buildings shall have a fully enclosed attached triple stall garage. Roofs shall be finished with cedar or redwood shingles, or shakes; slate; clay concrete or laminated tile; or asphalt shingles.
 
Pets:
Dogs, Cats and other common household pets are welcome, provided that they are not kept, bred or maintained for any commercial purpose. No livestock or fowl shall be kept on any lot.
 
Temporary Structures:
No structure of a temporary character, trailer, tent, shack, garage or other building shall be used on any lot any time as a residence, either temporarily or permanently.
 
Equipment for Children:
Children's swing sets, play systems and other equipment for children are permitted.

Exterior Structures:
Gazebos, hot tubs and pool sheds to house pool pumps and pool equipment are permitted if it is an integral and harmonious part of the architectural design of the structure as determined and approved by the architectural design committee. Garden sheds and detached garages are not permitted.
 
Landscaping:
Recognizing that trees and landscaping on the property are a significant positive influence and that it is important to preserve this influence. Please note, no objectional trees or shrubbery such as cottonwood, Chinese elm and box elder trees shall be planted on any lot.
 
Fences:
Only cedar, vinyl, iron or redwood fences shall be erected or placed on any lots in the subdivision. No front yard fences are permitted.
 
Satellite Dishes, Kennels, Air Conditioners, Heat Pumps, and the like:
Any satellite dish, dog or pet kennel, air conditioner, heat pump or any other exterior facility shall be fenced in with cedar, vinyl or redwood enclosures or with shrubbery, and shall be placed not in view from any public street or private road abutting the lot.
 
Storage of Vehicles:
No boats, snowmobiles, campers, two or three wheeled motorcycles or recreational vehicles may be stored or parked on any lot or on the public streets or private roads adjacent to a lot unless stored in garages approved by the architectural committee.
